Eligibility -------------- 1.1 Offer available to all South Australia Seniors Card holders listing a residential property within the Adelaide metropolitan area. 1.2 Seniors Card must be presented at the time of listing. 1.3 This offer is non-transferable and applies only to the vendor listed in the agency agreement. 2. Commission Discount ---------------------- 2.1 A 10% discount applies to the professional selling fee (commission) as stated in the signed agency agreement. 2.2 Discount applies to the base commission only and excludes advertising upgrades, conveyancing, or other third-party costs. 3. Complimentary Professional Cleaning -------------------------------------- 3.1 Includes one detailed clean before photography and one standard clean before settlement, paid for by the agent. 3.2 Cleaning must be deemed reasonable and suitable for standard residential service by the agent following a visual inspection. 3.3 Excessive clutter, hoarding, pest infestations, or neglected properties requiring deep cleaning are not eligible. 4. Vendor Funding (via SaleFunder) ---------------------------------- 4.1 Vendors may apply for up to $60,000 in funding to cover pre-sale expenses including marketing, garden maintenance, rubbish removal, and minor renovations. 4.2 Approval is subject to SaleFunder's criteria including property equity and a signed agreement. 4.3 Funds are repaid at settlement, and access to funding is not guaranteed. 5. Trade Services ----------------- 5.1 Vendors may choose their own tradespeople or request assistance in sourcing trusted local professionals. 5.2 If the vendor appoints their own contractors, they are solely responsible for quality, timeliness, and coordination of those services. The agent is not liable for disputes or outcomes unless directly arranging the work. 6. Service Availability ----------------------- 6.1 On some occasions, an additional eXp agent may assist during the sales campaign. This will incur no extra cost and ensures enhanced service. All offer handling and negotiation will be conducted personally by Clinton Barker. 6.2 Offer is not valid for rental listings, off-market sales, or private treaty assistance unless agreed in writing.
