The problems you can't see can be the most expensive. Older homes need careful inspection. - Check for floor slopes due to ground subsidence - Inspect wooden floor stumps for sinking or rot - Look for spongy floor joists and wall cracks - Ensure storm water drains slope away from the home Should I worry about termites and white ants? Not all white ants damage your home. Some only break down garden wood. - Proper treatment is better than expensive repairs after the fact - Some buyers use discovered damage to negotiate a lower price - Treatment and repair costs are often manageable What should I check on the roof? Check the roof line carefully. Cement tile coatings degrade over time. - Degraded tiles absorb water and become heavier - Extra weight can cause roof trusses to bow or break - Regular inspection and maintenance is crucial Are all homes in these suburbs on steep hills? While these suburbs run along the Adelaide Foothills, there are vast areas with flat, large blocks or only very slight slopes. Is crime a concern in this area? The majority of streets are dead-end, meaning very little through traffic. Criminals don't like that – there aren't multiple escape routes. How far is it to the Adelaide CBD? 20 to 45 minutes to the CBD depending on traffic.
