Suburb guide

Hillbank

Hillbank is one of northern Adelaide's most settled suburbs: leafy streets, plenty of parks and a very high share of owner-occupiers. I've lived here since 1989, so this is my own backyard.

Living in Hillbank

Hillbank covers about 3.1 square kilometres in the City of Playford, with 25 parks taking up nearly a fifth of the suburb. At the 2021 Census it was home to 5,013 people.

It is a suburb people move to and stay in. At the 2021 Census, 86.4% of homes were owner-occupied, one of the highest rates in the northern corridor. That shows in the streets: well-kept homes and neighbours who know each other.

Hillbank house prices right now

In the September 2026 quarter, the median house sale price in Hillbank was $784,000, from 27 house sales. That is down 9.3% on the June quarter median of $864,750 (23 sales). These are the latest official South Australian Government figures (Data SA, Metro median house sales).

A quarterly median moves with the mix of homes that happened to sell. It is a useful snapshot of the market, not a value for your own home.

Thinking of selling in Hillbank?

The price your home sells for comes down to the right price strategy, the right marketing to the right buyers, and negotiation that starts at the first inspection. A suburb median can't tell you what your home is worth. A proper look at your home and the recent sales around it can.

I'll tell you straight what I think it will sell for, even when that's not what you'd hoped to hear. If you're not ready to sell, or worried about where you'd move next, we can work that out first.

Hillbank questions, answered

What is the median house price in Hillbank?
In the September 2026 quarter, the median house sale price in Hillbank was $784,000 from 27 sales, down 9.3% on the June quarter (source: South Australian Government, Data SA). A suburb median isn't a value for any one home.
Why did the Hillbank median move so much in one quarter?
A suburb median depends on which homes happened to sell that quarter. In a suburb of around 1,800 homes, a handful of larger or smaller sales can shift it noticeably. Look at several quarters together, and get an appraisal for your own home.
